Three simple ways to improve the value of your home

When you decorate your home, you should be thinking about what you want from a property. After all, you’re the one that has to live there; it should be comfortable and welcoming, with a layout that works for you and your family. There’s no point in painting all the walls white, for example, if you love colour, or adding an extension if you don’t need any extra space.

However, at some point, there comes a time when you might need to think about moving. Whether you’ve outgrown your current space, want to change areas or are downsizing after your children have moved out, there’s plenty of reason why leaving your lovingly curated space might make sense.

So how can you make sure that you get the most money for your property when it hits the market, without having to make major changes? Let’s take a look at the options.

Make it more energy efficient

Buyers are increasingly interested in energy efficiency. Not only do energy efficient homes equal lower bills, but they’re also more eco-friendly – an area of concern for sustainable buyers. For relatively little money, you can add insulation to your home, which will improve the energy efficiency rating and make the temperature in the property more stable.

Some of this work can be undertaken yourself, as you can purchase rolls of insulation material and attach it in your attic to stop heat escaping through the roof. For more complex insulation jobs, like insulating inside the walls and under the floorboards, you may wish to consult a professional, but it’s still a quick and easy job for them to undertake.

Add parking

Getting around Maui can be done on public transport, but most people will choose to have a car. It’s hard to beat the convenience of door-to-door travel, especially if you have children or tend to carry a lot of gear with you when you go out. However, it can be difficult to find on-street parking, especially in peak tourist season.

Therefore, adding a driveway to your property or extending an existing driveway to accommodate more than one car can be attractive to potential buyers. It’s much more convenient and less stressful to simply be able to drive home and park up right outside your front door. Remember to check if a permit is required before you start work.

Redecorate

If your interior decor is looking a little worse for wear, then consider touching up your paintwork before you put your property on the market. This doesn’t mean that you need to paint everything white to create a showroom-esque home, but rather just make sure your space feels clean and well looked after.

Experts suggest that some buyers are willing to pay more for a home that is freshly painted – and even if you don’t get more money, at the very least, a fresh lick of paint will always enhance the curb appeal of your property.

Make the most of your property

When you’re looking to sell your house, you want to make sure that your home is as appealing as possible. Whilst it can feel frustrating to spend money when you’re just about to move out, by spending a reasonable amount, you can potentially increase the value of your home, getting a return on your investment and allowing you to move on to the next home of your dreams.
